Investment prospects gain momentum

RICS: Cyprus Property IndexThe Cyprus Investment Promotion Agency (CIPA) presented on Tuesday 12th September 2017, the island’s major investment opportunities as economic growth is gathering pace four years after the 2013 financial crisis.

“The Cyprus economy is currently growing at a rate of 3.5% of the GDP per year, much higher than the EU average, and the outlook remains positive,” Finance Minister Harris Georgiades told the 2nd Cyprus International Investment Summit taking place in the coastal town of Limassol, attracting more than 150 investors from across the globe.

August property sales up 27 per cent

Finance Minister Harris GeorgiadesTHE NUMBER of property sales in Cyprus during August rose by 27 per cent compared to August 2016 according to official statistics published by the Department of Lands and Surveys earlier today.

This rise follows an 18% increase in July, a 28% increase in June, and a 59% increase in May.

During August a total of 572 contracts for the sale of residential and commercial properties and land (building plots and fields) were deposited at Land Registry offices across Cyprus, compared with the 451 deposited in July 2016.

Home prices up 0.3% in Q1, for third consecutive quarter, says CBC

The Central Bank of Cyprus said that house prices rose 0.3 per cent in the first three months of the year compared to previous quarter, recording the third consecutive quarterly increase.

“The continuing quarterly increases, even though small, confirm the recovery course of the real estate sector in Cyprus as other related indicators show,” the bank supervisor said in a statement. Both apartment and house prices rose a quarterly 0.3 per cent in the first three months of the year.

Home prices also rose 0.2 per cent in January to March compared to the same period last year, which is the first annual increase in quarterly home prices over the past seven years, the central bank said. Apartment prices rose an annual 1.5 per cent and house prices rose 0.3 per cent. Full Article

Cyprus in the list with the 10 most popular destinations for real estate

A 12-place leap in the real estate search listings was recorded for Cyprus, re-entering the top ten most popular real estate destinations, based on searches made by international investors.

On this site, searches for Cypriot properties grew more than 50% in the first quarter of 2017 compared to the fourth quarter of 2016.

Specifically, Cyprus was ranked 6th in the 18th position of the previous period, with its share accounting for 3.03% of all searches.

This is the highest share of Cyprus in the last two years, due to the return of foreign buyers to the domestic property market. Full Article

Cyprus property prices continue to rise - RICS Cyprus

THE THIRTIETH publication of the RICS Cyprus Property Price Index reports that the average price of residential apartments and houses across the island rose by 1.3% and 2.3% respectively during the fourth quarter of 2016. During the first quarter of 2017 the Cyprus economy showed further signs of stability, with a seasonally adjusted quarterly GDP growth of 0.6% and an annual seasonally adjusted GDP growth of 3.3%. Unemployment remained at relatively high levels, on a downtrend to ca 12.8% (from the high levels of 17%).

Άδειες οικοδομής €202 εκατ. στη Λεμεσό

Η αύξηση στον αριθμό των αδειών οικοδομής της περιόδου Ιανουαρίου – Ιουνίου 2017, οι οποίες ανήλθαν στις 2,870, άγγιξε το 10%. Από αυτές, 1,050 άδειες εκδόθηκαν στη Λευκωσία, στην οποία παρατηρείται σταθεροποίηση σε σχέση με το αντίστοιχο περσινό εξάμηνο Αισθητή είναι η άνοδος 12,3% που κατέγραψε η Λεμεσός, στην οποία εκδόθηκαν 844 άδειες οικοδομής το πρώτο εξάμηνο του 2017 έναντι 684 το αντίστοιχο εξάμηνο του 2016. Αξίζει να σημειωθεί ότι στη Λεμεσό καταγράφηκε η μεγαλύτερη αξία στις άδειες που εκδόθηκαν ανά το παγκύπριο, ξεπερνώντας τα €200 εκατ. Συγκεκριμένα, η αξία των αδειών οικοδομής της Λεμεσού ανήλθε στα €202 εκατ. το πρώτο εξάμηνο του έτους έναντι €153,7 εκατ. το περσινό πρώτο εξάμηνο, σημειώνοντας αύξηση 31,4%.

• Economy grows 3.6% in Q2, Cystat says
Cyprus’s economy expanded an annual 3.6 per cent in the second quarter of 2017 compared to the respective quarter last year, and a seasonally adjusted 3.5 per cent on a boost from tourism, trade, and construction, the statistical service said.

• Deposits are up, loans drop in July, Cyprus Central Bank data show
Deposits in the country’s banking system recorded an increase of around half a billion euro in July while loans declined by €358.7 million, data released on Monday by the Central Bank of Cyprus show.

• Anastasiades pledges €35m in projects for Famagusta (Updated)
President Nicos Anastasiades on Monday pledged new government-funded projects of around €35 million for the Famagusta district.
“Through cooperation between the government, parliament and social partners, and through the sacrifices of the Cypriot people, we have managed to restore the credibility of the state and the financial system, and create conditions of stability and growth rates ranking among the highest in the European Union,” the president said in a speech.

UK jobless rate falls to lowest since 1975. Britain’s unemployment rate unexpectedly fell further to its lowest since 1975 during the three months to July, but wage growth proved even more subdued than expected, official figures showed.

U.S. home sales to foreigners surge 49% to new record: The National Association of Realtors released a report Tuesday that said foreign buyers and recent immigrants spent an estimated $153 billion on American properties in the year ending March 2017. That was a 49% increase over the previous year and the highest level since record-keeping began in 2009.

  • Antonis Loizou has been invited to meet a group from the IMF which is examining the Cyprus economy at its present stage.

  • Top luxurious apartments are coming into the Nicosia market with a recent one being apartments next to the English School (Nicosia) having an extent of 280 sq.mts. with top quality furniture and facilities – Sales price at ±€2.350/sq.m. – well below that of the Limassol and other seaside towns.

  • Greek business are showing an increasing interest for office rentals in an effort to get out of Greece due to the high taxation. The number is increasing but we must add that these prospective tenants do not have a clear mind what they are looking for.

  • A most interesting legal case came up, where the owner of a seaside plot is suing the Government, because the latter sold a Governmental owned land with the buyer developing the same blocking the owner’s sea view and direct sea access. Most interesting case with many legal and valuation parameters.
